Underwrite the whole deal, not just the purchase.

Bridge loan, renovation, the DSCR refinance, and what is actually left in the deal when the dust settles — plus the flip exit on the same numbers. Everything updates as you type. Nothing is saved and nothing is submitted.

Bridge loan Purchase plus rehab

Points are paid at closing, so they are cash out of pocket and do not accrue interest. Set them to zero if your loan is written with no points.

Rent roll Per unit, through the hold

In-place rentVacated month Reno monthsRe-leased monthRent after reno

Leave a unit rented while you turn the others: set its vacated month past the end of the hold and it keeps paying the whole way through.

Operating expenses Once stabilized

Taxes and insurance

Enter your own figures. Both usually rise after a renovation — a sale can trigger a reassessment, and a vacant or builder’s-risk policy costs more than a stabilized landlord policy. The first pair carries the hold, the second pair drives the refinance payment.

An overrun is your cash. Lenders fund the approved budget, not the overage, so going over does not enlarge the loan.

What the rent has to be.

The lender’s bar and the profitability bar are not the same number, and the gap between them is where deals quietly lose money every month.

Both outcomes, side by side.

The base case is the deal as budgeted. The second column runs the same model with the renovation over, the value short, and the rents light, all at once.

Leverage the defaults come from.

These are the maximums across the programs 4GB Capital works with. Every one of them is an input above, so change them to match whatever your own lender quotes.

Maximums shown. Actual leverage also moves on credit and how heavy the renovation is, and the highest figures are narrow. On the refinance side: 30-year term, up to 80% loan to value on a rate-and-term and 75% on a cash-out, with a 0.80 minimum DSCR. Full tables at 4gbllc.com/fix-and-flip.

Interest here is calculated on the full loan balance for the entire hold. Some lenders charge interest only on the funds actually drawn, which lowers the carry, often meaningfully on a long renovation. This calculator takes the conservative view on purpose — a deal that works on this page should get better under a drawn-balance loan, not worse.
